Is Winter Really a Bad Time to Sell?

Winter is traditionally a quieter period for the UK property market. With shorter days, Christmas approaching and fewer people actively searching, November and December typically see less activity than the busier months of the year.

However, that does not mean there are no opportunities for sellers. Rightmove notes that winter can bring less competition and a higher proportion of serious buyers, even though sales can take slightly longer to complete.

Fewer Listings Can Mean Less Competition

One of the advantages of selling during winter is that fewer properties tend to come onto the market.

With fewer sellers competing for attention, a well-presented property or piece of land can stand out more easily.

For sellers, this makes presentation, pricing and clear information particularly important.

Buyers Are Still Looking

While activity generally slows before Christmas, the market can quickly pick up as the New Year approaches.

Rightmove reported a significant increase in activity immediately after Christmas at the start of 2026. In the two weeks following Christmas Day, buyer demand increased by 57%, while newly listed properties increased by 81% compared with the two weeks before Christmas.

This seasonal shift shows that buyers who are serious about moving may continue searching throughout the winter, particularly as they prepare for the year ahead.

A Good Time to Prepare

For sellers who are not in a rush, winter can also be a useful period to prepare for the year ahead.

This could mean reviewing pricing, gathering documentation, improving presentation and making sure all relevant information is ready before bringing a property or land to market.

A well-prepared listing can make the process much smoother when buyer activity increases again in January and February.
